Maintaining Appearances

In some ways the exterior of your property can be easier to maintain than the interior. Sure, tenants will call right away and let you know when something isn’t right on the inside so you’ll find out about it sooner. But you don’t necessarily need to schedule a walk-through to see the outside of your property which allows you to do it on your own schedule. It’s still courteous to let your tenants know when you’ll be by so they don’t think there’s a prowler poking around though. These maintenance items might seem like big projects, but if you do them regularly then they don’t require nearly as much work.

*Inspect the roof. Make sure to look for bare spots and granules of asphalt in your gutters. And as long as you’re up there looking in the gutters you may as well clean them out. If you don’t feel comfortable climbing up a ladder then hire a Roofer to take a look for you and make sure to keep their report in your files!

*Check all the windows and doors. Repair any tears in the screens, make sure locks are working smoothly, install weather stripping where needed and re-caulk any cracked moldings.

*Inspect the perimeter for any cracks or holes. If you find any make sure you seal them up. Then double check inside for any signs of unwanted critter activity. If you find any droppings or smell anything weird, call an exterminator.

*Remove any flammables or old paints from the garage or carport.

*Clean light fixtures and replace any burnt out bulbs. The exterior of your property should always be well lit so that it feels safe and is easy to locate.

 Not only will maintaining these items make the outside of your property look good, they’ll also make it safer and more energy efficient. A good looking property that’s safe and has relatively low energy bills will always be in high demand.
