A secure online account provided by our team keeps you updated on property activity, including vacancies, leasing, maintenance, inspections and financial reports. Whether you live a few blocks from your rental property or hundreds of miles away, you can monitor the activity of your property from the convenience of your computer, 24 hours a day anywhere in the world. In addition, our team of highly-trained staff is here to answer your questions and work with you to get the best return on your investment. If within the first 90 days of management, if you are not satisfied with our services, let us know in writing and we’ll cancel the management agreement. No Termination Fee, No Hassle, No Hard Feelings. However, we haven’t had a customer use this clause!
30 Day Tenant Placement
For each day your property is vacant, that’s money out of your pocket. Professional management costs are easily offset by shorter vacancy times. We spend thousands of dollars every month advertising our vacancies to get them filled – faster. As a result, we know that when a property is priced correctly, we will rent the property in under 30 days of it going on the market. If we can’t, we will cut the leasing costs in half.
Even with careful placement there is occasionally a tenant who needs to be evicted. Our staff is extremely knowledgeable in state and local landlord/tenant laws. If the tenant does not pay rent on time or breaches the terms of the lease, we initiate the proper legal steps necessary, in the fastest possible time frame, to minimize your costs and get the property leased again.
Ask us about eviction protection. For property owners who opt for this plan, the local office will pay for the eviction should it become necessary.
180 Day Tenant Term
Placing the wrong tenant can quickly cost you what you save by managing a property yourself. Every tenant application is evaluated based on credit, criminal background, sex offender registry (where allowed by law), employment verification and residency/rental history. Our thorough screening complies with all applicable laws, including Fair Housing and Fair Credit Reporting Act. When we have found a qualified tenant we schedule lease signing and a move-in condition assessment with the approved tenant. However, should the tenant ends their lease earlier than 180 days from when they moved in, we will find you a new tenant and waive the leasing fee.
