Rental Property Maintenance 101

When you own a rental property, one of the things that you will need to consider are the things that will break or need to be replaced overtime. We know you can’t just buy a house and it will be in great condition forever. Normal wear and tear will require several repairs and normal maintenance. Hopefully you will have a property manager that can ease this process for you and they will take care of finding a company to do the work for an affordable price. But what kind of things will need maintaining?

The Roof

With all the snow that we tend to get here in Alaska, it is very beneficial to inspect your roof every so often, at least twice a year. This is especially important for those with skylights or chimneys. If there are any signs or leaking, molding, or unusually rough wear, you may want to look into repairing or replacing the roof.

Windows and Doors

In the winter, it can really save you money to be sure that your windows and doors seal properly. Without a proper seal, you could be letting out warm air from your house causing the heating bill to skyrocket. Again, you’ll want to look into this at least twice a year.

Gutters

When leaves and debris get caught in your gutters, it can clog everything up causing pools of water that can cause further damage to your home. Be sure that the gutters are clear and working properly. Also inspect the area that the water is transferred to. If it puddles up near the base of your home, it could cause structural damage.

Appliances

Over time, appliances may quit working. The best thing to do is to inspect them every now and then for issues. This may not prevent them from quitting but it can prepare you for when you may need to replace them. If they aren’t functioning correctly, look into replacement options.

With the help of your property managers, maintenance and repairs will hopefully be much easier on you than if you had to do it all on your own. Keeping your home maintained will help prevent costly repairs down the line.
